Developing the Design


The process of developing an architectural plan closely parallels the process of creating a design plan for your personal space. Understanding these basic steps, and what each one entails, can be extremely helpful in establishing your project timeline and achieving your overall vision.

Years of education and experience go into developing the skills necessary to navigate and execute a successful design process. Entering into a contract for services is the first step in this complex journey.

Step One: Programming
This is the discovery phase. We evaluate how the space needs to function, uncover hidden challenges, and define project goals. It involves thinking beyond what the space is today to what it can become, from layout and lighting to mechanical systems and flow. A collaborative team approach ensures your needs are met both creatively and practically.

Step Two: Schematic Design
Here, your vision begins to take shape. Initial sketches, rough plans, and layout options are created. We research feasibility, contact vendors, confirm early pricing, and review applicable code restrictions. This phase helps solve problems early while shaping the project timeline and budget.

Step Three: Design Development
Once a direction is approved, detailed drawings are created. Floor plans are finalized, and elevations are developed for cabinetry, plumbing, tile, and finishes. Engineers may be brought in for structural requirements, and all final materials and placements are selected, from fixtures to finishes.

Step Four: Bidding and Negotiation
With plans complete and materials selected, we gather bids from contractors. These proposals are carefully reviewed to ensure accuracy and completeness. From this process, a final project price is established, and contracts are negotiated with selected vendors.

Step Five: Construction Administration
This final phase oversees execution. The designer or architect may coordinate orders, track deliveries, manage invoicing, and ensure the work aligns with the approved plans. A final punch list addresses any outstanding issues before the finished space is revealed.
